Seller Advice

* It's important to use 'reason' rather then 'emotion' when selling your home. Think of your house as a commodity.

* Try to depersonalize it by removing family photos, trophies and souvenirs.

* Remove "clutter" by boxing everything you can do without for the next month or so.

* Pack these boxes away in a storage unit ( not closets or the garage). This is helpful toward your impending move.

* Clear counters, shelves, drawers and closets of unused "stuff".

* Create "open space", even removing furniture if necessary.

* Empty the basement, garage and attic as much as possible so prospective buyers can visualize their "stuff" there.

* Make everything shiny and clean and fix leaky faucets, sticky doors and windows, touch up paint, etc.

*Clean carpets and replace broken tiles or replace worn carpet inexpensively.

* Minimize odors by limiting smoking and changing kitty litter daily. Possibly bake bread just before prospects arrive.

* Focus on the kitchen and baths- these sell more houses than any other rooms or features.

* Open curtains and leave lights on to make a bright and cheery atmosphere.

* Keep The grass mowed and watered, the shrubs trimmed and possibly plant colorful, mature flowers.

* Remember to remove dog droppings.

* Remove boats, trailers, toys and possibly the swing set to give the yard a spacious look.

* Paint the front door and add a large pot of geraniums-this will be their first impression.

* OH! and make sure the key works easily.

           Showing to Potential Buyers

  • Make times convenient for the potential buyers, even if it isn't convenient for you.
  • Don't be home when they arrive. Your presence will make them feel like intruders and you'd like them to feel comfortable there.
  • Always empty the trash and leave all the lights on.
  • Contain all pets ( outside, if possible).
  • Make sure your home smells good and looks as much like a model home as possible.
